RERA carpet area is a term used in real estate that refers to the net usable floor area of an apartment, excluding the area covered by the external walls, areas under services shafts, exclusive balcony or verandah area, and exclusive open terrace area, but includes the area covered by the internal partition walls of the apartment. It is a measure that is used to calculate the price of a property as per the Real Estate Regulatory Act (RERA). RERA carpet area is calculated by measuring the length and width of the room from the inside wall to wall and multiplying it.
It is important to note that RERA carpet area may differ from the usable carpet area of an apartment because it includes interior walls of the apartment and excludes certain areas like enclosed balconies, terraces, and some other usable areas which are a part of the flat. Usable carpet area is a measure that excludes walls and includes all the areas where you can spread a ‘carpet’. Therefore, while RERA carpet area is important, usable carpet area is a more useful measure for customers to compare projects.
